I'm having issues with the management of my community at Villa West in West Jordan, Utah. I have been in communication with the manager about an unexpected medical emergency that I had to take care of and that I needed a couple more days to pay the entire rent.

I had given everything I have, and more than my rent is supposed to be. I'm not seeing my rent posted on my account. I just want to make sure my rent is paid and make sure the threats stop. If you please get a hold of me ASAP, I would really appreciate it.

Trailer 804 in my trailer park are subleasing their trailer from somebody else and one of the residents in there decided they want to like fireworks off behind my trailer for The last 2 weeks and last night they almost caught my trailer on fire with fireworks the office is not done anything about them he has threatened my wife threatened to shoot her with my son in the trailer he's threatened a pistol with her and he is harassing us I would like to have something done because nothing has been getting done about it and honestly at this point I would not recommend friends or family by a trailer from you guys to come live in this trailer park until it is resolved I have attached one photo if you need more let me know

I'm being forced to remove my Amish playset that was gifted from my sister from the Navy. It's never been an issue until now.

We have to hide all toys and bikes, scooters, and such daily when not in use. We received notes after notes with eviction threats if not complied with. I understand having rules, but this is going too far.

A small playground was built, but big kids have taken it over, and most kids come to my house to play on our playset and have for years. It's not fair to take away a personal gift that's no harm to anyone.

Preferred solution: Permission to keep playset!! Not having to pick up every single bike and toy and hide them daily.

I live in Valley View estates. It's *** trying to get in contact with anyone higher than the park manager.

When you have a complaint about the park manager good luck! I have lived here since my kids were 7 and 9. You all advertise family is welcome. My kids are now 19 and 21 and are going to college and commute.

So we have 3 vehicles. Luckily I am not married, and a 4th car is needed. My driveway is a very small 2 car parking spot. I have decided to widen my driveway so I can stop parking one of our cars in the neighbors' driveway (with their permission of course).

So I got a contractor and touched base with the park manager asking if there were any stipulations of how wide the driveway can be. She said all I need is to fill out a form and draw a diagram with where I was putting it and how big. Including the contractor's information. I told her I'd stop by the next day to pick the form up.

When I stopped in she asked me where I planned to put it. She has been working in the office for more than 9 years she should know, the only place I have is in the front of the house. She then asked how big I wanted to go. I told her 2 car widths.

She told me I can't do that, I'm only allowed 3 total car widths. So she first said, no stipulations now she is telling me only 3 car widths. And she suggests I add a small part on one side of the driveway and a small part on the other side. I thought it was a strange suggestion.

So I took the paper and went to work. My son alerted me to someone taking pictures of the house. I called her to see if she had sent someone to take pictures, which I'm ok with, just didn't want some random person taking pictures of my house. Then I asked her out of curiosity, why she suggested the strange way of adding to the driveway.

She said, because I'm not sure, they will allow you to add it to the front of your house. Ok, frustrating, but this place has so many absurd rules, I just went on with my next thought. I mentioned I didn't think my existing driveway was standard width, she snapped at me and said "it's 20×20". I was bit irritated at this point.

Hung up with her asked my son to measure, and the driveway is indeed not 20×20 it is 15.83×20. So I called her again asking who measured my driveway because I just had it measured, and it isn't 20×20. She said, that is the standard of what we put in, I can't control what they put in before we took over. Ok, that's cool, but that was not the conversation.

I mentioned it not being that wide, and she bit my head off in her snarky I know more than you attitude. When explained I thought the way she talked to me was very unprofessional. She kept saying you have your opinion I have mine. She did finally say, I'm sorry you feel that way, I didn't mean to come across like that.

I told her, that would have been the better way to answer me so the situation wouldn't escalate. We both calmed down, and I asked her if I could add to the existing driveway to make it a true 2 car width plus add another car width to make it 3 full car widths, she then changed the rules again saying you technically can only have 2, we will try to get you another one. Now this is the 3rd time she has changed the rules. It seems she isn't even sure what the rules are and just makes them up as she goes.

I am super frustrated by this time she says just fill the form out and get it to me with the measurements, and we will see what we can do. Now this park had zero community parking so that leaves us limited as to where we can park because we can't park in the yard or the road and now that I want to widen my driveway for my growing family, I run into problems. If you are going to limit the amount of car spaces to 2, then maybe don't advertise family is welcome. Now for the kicker, I found your trusty worker on facebook posting about the residence here.

I can assume it was about me because she posted it the same day we got into an argument. But you need to train your staff to stop being so rude and unprofessional. I will attach the nasty post she posted on facebook. Let's make it easier to go above park manager to complain about them because this one thinks she can treat the community anyway she wants.

I can bet she will retaliate against me if she sees this but I'm sick of her treating people like this and getting away with it. So many people in this community have had issues with her.

Preferred solution: The park manager needs coached or fired. I'd like my problem remedied and not have to deal with the park manager giving me attitude.

To anyone considering what's now known as Grantville Commons, heed this warning: the management's negligence and greed are driving this community into the ground. Despite relentless annual rent hikes of over $30, residents are left to fend for themselves against mounting problems.

The community is overrun by lanternflies, destroying HVAC systems, while the risk of falling trees looms over our homes. I've personally had to replace my entire HVAC and repair my roof, with zero assistance from management. This community's leadership is more interested in lining their pockets than in the well-being of their residents. The exorbitant rent increases seem aimed at driving us out, so they can convert our homes into rental properties for pure profit.

They have a peach-fuzzed kid in short pants monitoring the property, one who doesn't even know who the parent owner is (nor can he address concerns if you don't 'kiss the ring.' Management's inaction and disregard for our concerns are unacceptable. I urge them to address these issues immediately, before they lose even more of the community's trust.

The community has been involved heavily in legislation that has recently left the house floor on its way to the senate. They don't care about resolving serious issues unless you say 'pretty please.

I got a notice about a window unit that is actually nicer than most peoples around this place, I do have the original window, but its winter. Im not pulling stuff apart until warmer predictable temperatures.

If the original Window that I do still have doesnt fit correctly it would be completely open and then it would be a complete disaster I have a a company coming to do stuff then not march. I was told that 67 people also received this violation. This is years after the installation! However I was the only to 1 to get this I asked 3 other people with multiple window units.

I went to manager and asked her for time! Its a few months! After being there for so many years, I dont think a few months is going to make a huge difference. I cant take it all apart and put the old window back in until warm temperatures that are stable!

May so just some time! Ill give you till March 9 or I said well, its February and so youre gonna give me a few weeks. Its not gonna work and it may not fit back incorrectly. Thats why I want the other stuff done!

I said if its not done in March, then Ill have to start an eviction notice process against you are you kidding me? The company wont start doing any renovations until May! We had a timeframe set up already. Im not going to be able to teach that date!

A violation of a window unit that has been there for years. I have never been in violation or paid late. I have owned this place since I was 18! I am 49 years!

I havent always lived here, Its cherry picking and she does that! Everyone here knows it and nobody likes it. She blames it on RHP and if its you then its also something that can be worked out. Especially when you guys wouldnt trim a tree that kept ruining my roof and my neighbor stealing my gutters and since its private property it is a civil matter, police they couldnt give them back because my neighbor was allowed to have a Mary band of thieves, living with her at all times that werent on any lease or ownership agreements.

She moved, so I cant technically make the new owner do anything! Not to mention the fact that when she did sell it, she put a title loan on her trailer. A duplicate title and management didnt catch that! If I was the manager.

I would have known immediately what was going on. I tried to get all this stuff proved two years ago two summers ago and here we are and I talked to her about it and shes like can you resend me all that stuff and I said oh my gosh I erased it and I tried to tell you youve approved the color schemes multiple times theres a few places that have the same color scheme, but not the same siding not terrible not as high-end just the wood *** siding. Its not the same thing as Ed Hardy vinyl siding. All the other things that were to be done in the inside wouldve been perfect now there are issues because of my neighbors and theyre 15,000 cats and a bunch of other crap that keeps continuing and they were supposed to be in violation and be kicked out with their 50 cats and they still have more than two animals.

Im going to read my agreement about Window units and Im pretty sure this can be worked out without any court proceedings because I will he represented by one of the best attorneys in the state who happens to be the father of my child, and I have worked for myself not the kind of person that you want to go up against because we have gone through the contract and theres nothing about what I did. The window had been broken from the neighbors nonsense like Ive stated! My neighbor has broken three of my windows when his roof from his carport came apart because again he had the wrong gutter system on stuff because it was mine! All you have to do is look at where the brackets are missing the puzzle piece, which they dont make a lot of them anymore in that shape, but they go together perfectly, and that is a huge indicator, plus a person who was around them at the time I became friends with told me exactly what they did.

They tried to steal my swamp cooler which they were not successful doing, but they did cut the waterline to it. It never worked again. So every time Ive had something happen nobodys gotten a violation or hey you know your Thief! your felon hello!

All of these things have been talked about and Ive always got along with Norma so I was really shocked at her behavior today. I was even more shocked that she forgot about everything. I showed her when I wanted to do my updates two years ago.!

Can you resend those well now that was a different company. Construction company however It's still the same Ed Hardy siding and Tyvek, insulation and new windows and a new roof and trim and all of that including an updated interior.

The Company Summons me to court on June 11, 2024, for May 2024 Lot rent. I sent them two checks for May and June and they sent me my money back because the total did not include court fees which we had not been.

They have continuously lied to me about the process.

I tried calling Enchanted after the court date to reason with them. The Community Manger told the lawyer for the home to be sold, it would be the buyers responsibility to sell it.

To Whom It May Concern:
A week before my original closing date, the home was burglarized, and all of the brand-new appliances (air conditioning unit, refrigerator, stove, and microwave), kitchen and bathroom fixtures, light fixtures, and vent coverings were stolen. The fuse box wiring was all torn out. There was no damage to any doors, doorways, or locks, and the only thing that seemed damaged was the back porch railing that looked to have been taken apart because none of the wood was damaged and they only had to nail it back up.
I moved into 304 Poppins Place on Friday, July 28, 2023. When the Community Manager and I did a walk-through, they told me to note anything I saw that may need to be repaired or fixed. The first thing I noticed was a lot of stray cats roaming the neighborhood, which I am allergic to, and I immediately called the office to inform them of the cats. Nothing was done. One night I heard a fire truck siren and I was looking out of the window, but I never saw one. As I was cooking, I heard it again, but this time
I was told that they were waiting for the insurance company to get back to them to replace the items that were stolen. Once, I moved into the home, I noticed that the central air unit was not working and it had to be about 90 degrees in the home. I was not able to stay in the home all that week.
The maintenance from Sunrise Mobile which does contracting work for Enchanted came to repair the unit. The unit was not large enough to cool off the entire home, and he had to come back several times. I had to send him photos of the thermostat to show him how hot it was in the home. He finally came with a “brand new” unit in a box. It was installed, but still, it did not cool the entire home. They came back and had to put freon in the unit. Half of the home was able to get air, but the other half was not able to get air. We found out that the ventilation hoses underneath the home, with some pipes, were lying on the ground. I called the office several times and was told that they (Enchanted Village/RHP) were not going to fix any of the items on the list that I had given them a week after moving into the home. I had gone to the office during working hours and could not get in, due to the doors being locked, I called and could never get through to anyone and had to leave messages with the answering services many times.
The shower in the private bathroom is not attached to the wall. On Christmas Eve, I had to call the fire department to come out to shut off the water because the knobs on the shower were striped, the pipes in the walls and underneath the home were rusted out, so we could not turn it off without breaking the pipes. The firemen had to break off the water valve to turn off the water. So, the maintenance man came to replace the piping in the bathroom and fix the shower head. The shower head is still hanging off the wall and they never came back to put the covers on to cover the piping.
In November of 2023, I had a meeting with the new Community Manager of Enchanted Village and gave them the list and pictures of what needed to be repaired. We discussed options and one was for Enchanted Village to buy back the property and I told them that if we could get what needed to be fixed, fixed, then I could stay. The manager stated that they would get in touch with their manager and then, they would get back with me. I have not heard from the manager about any repairs or a buy-back.
In February 2024, I called the office of Enchanted Village to speak with the manager and told them that I would like to go with the buy-back, since I had not heard from anyone about the repairs. The Community Manager told me that I would need to call the financial company to get a copy of the title sent to me, a 30-day pay off and an amount that I would like to sell the home. I gave the manager the information needed on my end except for a copy of the title. I was told by RHP Properties operator that the Community Manager was to get with their manager to get the title since I did not own the home. I relayed the message back to the community manager. For months we played tag about the title. I called Triad Financial to request a copy of the title to begin the buy-back process. The operator put an order for the title to be e-mailed to me by February 28, 2024. I never received the title. I called the Community Manager and asked if they could call to try to get the title. I was told by the Community Manager, that they could not get the title since it had to do with the loan company and it would be a breach of confidence on their end.
Time kept passing and still no assistance with getting the title. Meanwhile, I am continuing to pay Lot Rent and my Mortgage payments. I called Triad Financial on April 4, 2024, and spoke with Tina. Tina stated that they would put a rush on getting the title sent to the office and they would give me a call when the title got to the office. On May 1, 2024, I called Triad because I had not heard from anyone, nor had the title been e-mailed to me or Enchanted Village. I spoke with Kim and was told that someone was sitting on the title and holding it. They could not tell me why or who. But they would give me a call when it was released. On May 6, 2024, I called again and was told that the person (Breana Tucker) who deals with the titles was not in the office and they would transfer me to their voicemail. Afterwards, I called the Community Manager to let them know what was happening with the title. They told me they are not responsible for getting the title, that it was my responsibility to get it. Back in February when I spoke with the Community Manager, they stated that they would check on it with their supervisor and get back with me. I never heard back from the Community Manager.
I did not pay the Lot rent in May. The office of the Community Manager kept calling me asking when I was going to pay the rent. My response was, “as soon as I can get information on the process of the buy-back. I never got any calls about the buy-back, only about me paying them the lot rent.
I called the Corporate office of RHP Properties to file a complaint at 3:15pm on this same day. Later, I received a call from the Community Manager and they stated that they spoke with their Regional Manager and they told them to tell me to just pay the 30-day payoff and send photos of the inside and outside of the home to begin the buy-back process.
I got the photos to the Community Manager about a week or two later. I needed to take some pictures down because I didn’t want my family photos in the pictures.
I began to get e-mails from the Community Manager and they threatened me to pay the rent or they would not go forward with the process of the buy-back.
I went to a lawyer to get advice on what I should do.
I decided to go ahead and pay May’s Rent in June. But I had to send it to the Corporate office because I was locked out of my online account and could not pay through it. I called the office and asked why my account was locked and I was told they could no longer speak to me since they had turned it over to their lawyers. I stated to them that I would wait to hear from their lawyers. Time passed again and Monday, June 10, 2024, came around and I was looking on the website of RHP Properties. I found a consumer complaint site and I put in a complaint. On, Tuesday, June 11, 2024, I received a phone call from an RHP representative. I tried to explain to them all of what had been going on. I was hoping to discuss getting the house repaired to be lived in properly, but they were only concerned about the lot rent being paid.
On Monday, July 1, 2024, I received a call from my brother, Kevin Fielding, telling me that there was a woman to give me some eviction papers. After, looking at the paperwork, I realized it had nothing to do with the lot rent but an unknown occupant.
July 9, 2024,
After I sent this letter to RHP, they sent someone from the company to speak with me. Tim was whom I spoke with, as we were talking he tried to seem like he was a nice person and wanted to help clear the situation. As the conversation went on, the only concern was for me to get my account up-to-date which meant for me to pay them the lot rent and then they would begin the buyback process. Well, I sent my payments for May, June and July and all three were given back to me because I refuse to pay any late fees, and now they have stuck me with some court fees that I have no idea what they are for because I have not even been to court.
This is all because I asked them to fix what should have been fixed in the home before I moved into it.
The home stinks just like cat *** and *** from all the cats that get underneath the home and live. I have repeatedly asked for them to get the cats because I am allergic and to put the skirts back on the home that should have been put on in the first place.
I even called the Humane Society and was told that since the property belongs to RHP/Enchanted Village, there was nothing that they could do. My sinuses have gotten worse since I moved into the home, my anxiety is high, and I cry every night.
The appraisal on the home was $12,000 less than they sold to me, which I never received. The inspection report only stated that there were 'No Findings' which in the photos provided there are many findings. I have always paid my bills on time. I decided not to pay one month because they would begin the buyback process, they are trying to take me to court for an 'Unknown Occupant' and will not even take my payments for the Lot Rent.

Manger harassment

Price gouging petty threats about cars they have towed for no reason and new absurd rules every week .

Lot rent has gone up 50 bucks a year with no improvements. Undrinkable water.

No backup generator for well pump leaving tenants with out water and not being able to flush toilets which is very unsanitary and dangerous for the elderly and family's with small children. Constant harassment over things like kids bikes being in tenants own yard.

The list goes on. They already lost a class action suit out west.

User's recommendation: Unless your you have a new trailer and are willing to hold out until they drive out the older trailers. That's when they will probably start maintaining and upgrading park which will pro ably take years. They also do not plow anymore.

I have live at carriagecourtcentral for 14 years never was a problem here about people fighting at this property is now about it year that this property is getting over crowded out off control they are some residents the are renting to strangers and the don't have no parking space but the park the car in the middle off the street at night the have residents the own more than 4 vehicles here and the used the rear parking how a storage car the is a van there wich the owner own 5 cars plus a trailer that live it park out side the street all night the selling drugs behind those cars are park at the rear parking you have kids running behind people mobile home jumping over people water lines running between your cars don't known who are all this kids the parents do not know about the rules here is nothing wrong having kids running around but jumping over people water line is crazy all cars they park right now at the back parking have over 4 cars in the property already the dont hqve more space is every single night the having sex inside the cars selling drugs drinking the pissed all over the parking smells nasty and is the same Latinos the living here renting bring garbage from outside to do this stuff here at the rear parking off the property can someone make this place a place where you could come from work and be the place that was before right now you have mobile looking all dirty because owner are renting and the not take care the place because the people the have here don't live here but the renting to people the not going to take care what is not them the good people need changes here this people was the same people that complained a lot about the tow truck to do what the doing now what ever the want can someone take care this property special the rear back off the property that where all the *** goes and do what ever the want like my front neighbors have it van there and used how's a storage his daughter park next to him but the already have 3 cars park at the mobile home his daughter have the 3th parking for her vistor the black mustang is the guy who life here renting and he is driking and pissed in the video you could see him by the property wall my neighbor built a storage next to the side off my mobile home i will not be able to see my mobile into i pass his storage and now the planting a mango tree behind the shed wich is going to take over the all front I will be able to see my car only the same guy who have the van park how's a storage basically a seed like he want to take over my place too but his is been here so he knows the rules but he starting like not care like the same people the have living here renting because these people know each other all this new people here is because the knows this new people and some off this people are family member to the ones live here already all thus happen because the knew is a new magneger here and she will not know who came now and who was living here longer this people think the the smart I need for someone to please be stronger with the rules off rhp and same the tow truck back to do what the residents the renting don't want that the removed people that the bring and the don't go though a background check please do so is out off control my last resort is calling ice and let them know where are all these renting placed are I'm sorry but someone have to do their job there are strangers drinking and pulling there pants down and pissed anywhere

Management Not Enforcing Rules and Not Evicting Criminal Activity from Domestic to Fireworks on Premises. A manager that comes onto Property and starts to enforce rules and then Quits.

Then the Next Manager has to Start from the Beginning Again. Frustrating cause the community residence Doesn't take the management seriously due to the lack of Follow thru

User's recommendation: Go to a Property who has a Manager longer than 2 yrs

Treated unfairly and singled out, and forced to comply with rules that do not pertain to all residents. Treated poorly by mgmt.

and office workers. They left me with the impression to just give it up now or be evicted.

Either way, I will be paying court costs and attorneys' fees (theirs and mine), moving my trailer with no finances and nowhere to move it to. And of course, RHP is a 6 billion dollar a year corporation, so you don't have a chance in *** of winning by going up against their attorneys.

  • Everything its all bs and discrimination unfairness and just corporate dollars to be made by treating residents like crap

Preferred solution: All residents treated equally and fairly No favorites or bending of the rules at landlords discretion!

User's recommendation: Run! If you choose to live here grab the lube and bend over cuz you'll be paying monthly to get screwed . Run fast the other way!!!
