I purchased a home here before and my background check was spotless. I work for a company where my background check is also spotless.
I decided to move in after a couple of years when I met a Hispanic female.
I reapplied to move in with her, and that's when we found out who the manager was. She had issues and said I did not qualify, and started acting negatively towards me.
Preferred solution: Apology and to be left alone and stop being harassed. Because of my color and my fiancé ethnicity.

To Whom It May Concern:
A week before my original closing date, the home was burglarized, and all of the brand-new appliances (air conditioning unit, refrigerator, stove, and microwave), kitchen and bathroom fixtures, light fixtures, and vent coverings were stolen. The fuse box wiring was all torn out. There was no damage to any doors, doorways, or locks, and the only thing that seemed damaged was the back porch railing that looked to have been taken apart because none of the wood was damaged and they only had to nail it back up.
I moved into 304 Poppins Place on Friday, July 28, 2023. When the Community Manager and I did a walk-through, they told me to note anything I saw that may need to be repaired or fixed. The first thing I noticed was a lot of stray cats roaming the neighborhood, which I am allergic to, and I immediately called the office to inform them of the cats. Nothing was done. One night I heard a fire truck siren and I was looking out of the window, but I never saw one. As I was cooking, I heard it again, but this time
I was told that they were waiting for the insurance company to get back to them to replace the items that were stolen. Once, I moved into the home, I noticed that the central air unit was not working and it had to be about 90 degrees in the home. I was not able to stay in the home all that week.
The maintenance from Sunrise Mobile which does contracting work for Enchanted came to repair the unit. The unit was not large enough to cool off the entire home, and he had to come back several times. I had to send him photos of the thermostat to show him how hot it was in the home. He finally came with a “brand new” unit in a box. It was installed, but still, it did not cool the entire home. They came back and had to put freon in the unit. Half of the home was able to get air, but the other half was not able to get air. We found out that the ventilation hoses underneath the home, with some pipes, were lying on the ground. I called the office several times and was told that they (Enchanted Village/RHP) were not going to fix any of the items on the list that I had given them a week after moving into the home. I had gone to the office during working hours and could not get in, due to the doors being locked, I called and could never get through to anyone and had to leave messages with the answering services many times.
The shower in the private bathroom is not attached to the wall. On Christmas Eve, I had to call the fire department to come out to shut off the water because the knobs on the shower were striped, the pipes in the walls and underneath the home were rusted out, so we could not turn it off without breaking the pipes. The firemen had to break off the water valve to turn off the water. So, the maintenance man came to replace the piping in the bathroom and fix the shower head. The shower head is still hanging off the wall and they never came back to put the covers on to cover the piping.
In November of 2023, I had a meeting with the new Community Manager of Enchanted Village and gave them the list and pictures of what needed to be repaired. We discussed options and one was for Enchanted Village to buy back the property and I told them that if we could get what needed to be fixed, fixed, then I could stay. The manager stated that they would get in touch with their manager and then, they would get back with me. I have not heard from the manager about any repairs or a buy-back.
In February 2024, I called the office of Enchanted Village to speak with the manager and told them that I would like to go with the buy-back, since I had not heard from anyone about the repairs. The Community Manager told me that I would need to call the financial company to get a copy of the title sent to me, a 30-day pay off and an amount that I would like to sell the home. I gave the manager the information needed on my end except for a copy of the title. I was told by RHP Properties operator that the Community Manager was to get with their manager to get the title since I did not own the home. I relayed the message back to the community manager. For months we played tag about the title. I called Triad Financial to request a copy of the title to begin the buy-back process. The operator put an order for the title to be e-mailed to me by February 28, 2024. I never received the title. I called the Community Manager and asked if they could call to try to get the title. I was told by the Community Manager, that they could not get the title since it had to do with the loan company and it would be a breach of confidence on their end.
Time kept passing and still no assistance with getting the title. Meanwhile, I am continuing to pay Lot Rent and my Mortgage payments. I called Triad Financial on April 4, 2024, and spoke with Tina. Tina stated that they would put a rush on getting the title sent to the office and they would give me a call when the title got to the office. On May 1, 2024, I called Triad because I had not heard from anyone, nor had the title been e-mailed to me or Enchanted Village. I spoke with Kim and was told that someone was sitting on the title and holding it. They could not tell me why or who. But they would give me a call when it was released. On May 6, 2024, I called again and was told that the person (Breana Tucker) who deals with the titles was not in the office and they would transfer me to their voicemail. Afterwards, I called the Community Manager to let them know what was happening with the title. They told me they are not responsible for getting the title, that it was my responsibility to get it. Back in February when I spoke with the Community Manager, they stated that they would check on it with their supervisor and get back with me. I never heard back from the Community Manager.
I did not pay the Lot rent in May. The office of the Community Manager kept calling me asking when I was going to pay the rent. My response was, “as soon as I can get information on the process of the buy-back. I never got any calls about the buy-back, only about me paying them the lot rent.
I called the Corporate office of RHP Properties to file a complaint at 3:15pm on this same day. Later, I received a call from the Community Manager and they stated that they spoke with their Regional Manager and they told them to tell me to just pay the 30-day payoff and send photos of the inside and outside of the home to begin the buy-back process.
I got the photos to the Community Manager about a week or two later. I needed to take some pictures down because I didn’t want my family photos in the pictures.
I began to get e-mails from the Community Manager and they threatened me to pay the rent or they would not go forward with the process of the buy-back.
I went to a lawyer to get advice on what I should do.
I decided to go ahead and pay May’s Rent in June. But I had to send it to the Corporate office because I was locked out of my online account and could not pay through it. I called the office and asked why my account was locked and I was told they could no longer speak to me since they had turned it over to their lawyers. I stated to them that I would wait to hear from their lawyers. Time passed again and Monday, June 10, 2024, came around and I was looking on the website of RHP Properties. I found a consumer complaint site and I put in a complaint. On, Tuesday, June 11, 2024, I received a phone call from an RHP representative. I tried to explain to them all of what had been going on. I was hoping to discuss getting the house repaired to be lived in properly, but they were only concerned about the lot rent being paid.
On Monday, July 1, 2024, I received a call from my brother, Kevin Fielding, telling me that there was a woman to give me some eviction papers. After, looking at the paperwork, I realized it had nothing to do with the lot rent but an unknown occupant.

After I sent this letter to RHP, they sent someone from the company to speak with me. Tim was whom I spoke with, as we were talking he tried to seem like he was a nice person and wanted to help clear the situation. As the conversation went on, the only concern was for me to get my account up-to-date which meant for me to pay them the lot rent and then they would begin the buyback process. Well, I sent my payments for May, June and July and all three were given back to me because I refuse to pay any late fees, and now they have stuck me with some court fees that I have no idea what they are for because I have not even been to court.
This is all because I asked them to fix what should have been fixed in the home before I moved into it.
The home stinks just like cat *** and *** from all the cats that get underneath the home and live. I have repeatedly asked for them to get the cats because I am allergic and to put the skirts back on the home that should have been put on in the first place.
I even called the Humane Society and was told that since the property belongs to RHP/Enchanted Village, there was nothing that they could do. My sinuses have gotten worse since I moved into the home, my anxiety is high, and I cry every night.
The appraisal on the home was $12,000 less than they sold to me, which I never received. The inspection report only stated that there were 'No Findings' which in the photos provided there are many findings. I have always paid my bills on time. I decided not to pay one month because they would begin the buyback process, they are trying to take me to court for an 'Unknown Occupant' and will not even take my payments for the Lot Rent.

The manager at this senior community, City View, informed me prior to purchase, in DECEMBER, the trailer had new heat tape was insulated and would keep me warm. That it had some new windows, a new side door, etc.
During the showing there was a soft spot in the floor, she stated she had "them" repair the floor and would have them come back in.
We hit a freezing spell and my windows developed thick ice and the temperature got down to 67/68 degrees and when the windows thawed the sills got soft. The cardboard like frame appeared to melt. I was promised for months things would get taken care of. An inspection showed there was no insulation and the heat tape did not cover the entire area and my bathroom sink froze.
The belly of the trailer had this massive sag and the flooring cracked throughout. Some "repairs" were made, to an extent, and 6 months later I still wait for the floor repair, the door repair and the rest of the promised windows and sill. They insulated but it does not cover the entire underneath and the belly is held up with ropes, etc. The trailer on one end remains very cold.
During these trials the manager was cold and dismissive when I went to her office. I was not a priority and have learned the hard way that I don't matter to them.
But they take my money. This has been a nightmare and I am searching for an attorney.

I have been in Orgeta Village for about five years; it has been mostly bad with a few good moments. It first started with them taking away pest control without any notice.
Then, I went a week with partial electricity. That means no power to 60% of my house, no hot water, stove, AC, and dim lights. We are still having problems with the electricity. Next, we had a leak in the main bathroom.
They came, looked at it, and said it was from the shower, but now the walls are dry, rotted, and moldy. Mold is forming on the master room walls by the shower. Then, every time I look around, I find a letter on my door about mowing the yard. But look next door; their very own maintenance man's yard looks like mine, sometimes worse.
Not to mention the rudeness that was displayed in the letter, as if we never cut the lawn.
The neighbors block my back door and leave trash everywhere, but nothing is being done. The manager rarely responds, and I have his cell.

We moved in on December and we still don't have approval to build a shed, which is much smaller than more than our neighbors... they seem to rely on the fact that people are old in our senior living establishment and will not follow up and just die I guess, But I am not going to let that happen...
this is a senior community and they can't even cut the lawns out here for them. but charge them half of their Social Security payment just to live here.

The property manager at Glen Acres in Wichita, KS has initiated a federal investigation against me for allegedly jamming the security cameras of my neighbors. However, there is no proof that this activity originated from my home or was caused by any of my guests.
I am not aware of anyone in my house engaging in this activity, whether they were visiting or not. The source could have theoretically been anyone and originated from anywhere. I understand that if I cannot get any answers from your corporate office regarding this matter, I will need to seek legal counsel. I suggest this case may have elements of racial prejudice.
While I am confident that the investigation will ultimately lead nowhere, it is nonetheless concerning that there's no evidence linking these events to my home.
Yet I, as the only black person on the last street in the park, surrounded by white people, am being accused. Therefore, one cannot help but wonder if this is an instance where the blame is automatically placed on the black individual.

Background check spotless met Hispanic female on property that acquainted decided that we would get together went to apply Office because standard operating procedures.
Manager had offense against Hispanic female from day, one before I started working there and when we got together, it got worse. Now shes telling me I dont qualify to live here and some way for her to take that action against me and her as she know what I brought to the table when I first met her per the manager.

I moved in May of 2016. I now believe that they did not properly inspect the home for leaks,mold or bugs.
After moving in, bugs were coming from my window frame. They have sprayed 3 times, but still have not resolved the problem. The mold in the master bathroom was not addressed until the the floor started bowing. At that time they simply wanted to replace the floor and not address the mold.
I requested it to be addressed. That is when Marisa became involved and the harassment started.
You have all lied over and over. Can't take it anymore!!!

They didn't maintain their property...the tree ruined our roof Our insurance will not cover it because it wasn't maintained I have tried several times to get this matter resolved. I hope they do the responsible thing _ replace our roof no later than this fall .
This company takes forever to take care of their responsibilities. I would like to be proven wrong in this situation.
I hope I won't have to contact a lawyer in this situation. But I will...if they don't replace in a timely manner!!

If I could give 0 stars, I would. I live in River Oaks in KCK and Maria and Jane in the front office seem to think they're God or something.
They kicked me and my kids out of the pool today for having one extra guest, even though my husband wasn't with me. I asked, 'What's the difference if he is there with his bracelet or someone else is taking his place? The number of people is still the same.' They've accused us of drinking and smoking in the pool area, which isn't true. They've tried causing trouble over my dogs, firstly, they've got the wrong dog.
Secondly, mine are controlled by an invisible fence. Moreover, my dogs are registered support animals for my son.
I recently paid over $1400 because my water bill was high this month, yet they always have our water shut off. Can someone explain that?
I cannot stand this place or the people running it. When we got kicked out today, Maria was even rude to my friend who was helping her 5-year-old daughter put on her shoes, telling her 'Come on, let's go! Hurry!' Please have some patience.
You are kicking us out for no concrete reason, the ground is hot and the child is only 5! We don't cause any trouble here, but they seem to make an issue out of everything.

My complaint is the water line are very old line that was put in in the yearof 1960 which are the asbestos water line are very harmful to people for drink it an bathing it to now these line are very old which they do need to be replaced with new water line hopefully one day it will happen in the near future I hope but have wait an see in anything is going to get done about now because nobody is really care about anyone health issues that has to do with the water in this park now thank you have nice day.

I'm a resident in Marion Ohio and rhp sucks they do nothing for us and all the rules here are only for some and not others the estimate water and sewage bills because their equipment does not work
They estimate water and sewage bills in half the park because their equipment does not work. Readers or meters, they tear people's skirting off to read water meters.
They only have rules for some in this park and not others. Like huge dogs and taking them out, others' lots are not affected. No planting for some but do all you want for others. Flooded, uneven lots with some underwater with ducks swimming in.
Trees are taken out and not relieved. Roots are all over, destroying property.

Power outage for four days. Lost 200 dollars of food to spoilage.
No response from RHP. Since 2016, power outages plague this park. The electrical system constantly breaks down under high demand.
Four day no electricity creates a dangerous health situation. Fix this recurring problem.

Rules since when are we forced to pressure wash our unit!! I am nearly 80 years old on a fixed income! So I got out in 97* heat with a heat index of 164 and washed it!! Because the manager said I had
She said I HAD to either pressure wash it before I left or have it done!! I own this unit!!
I am leaving in two days! No where in the contract does it say I have to pressure wash it! Most people wash it in the Fall when they get back !! Who is she to interpret the rules any way she wants to!!
We pay for a secure park but it still is missing 1/4 of its fencing! Any one could walk in but for new tenants we have to be vetted by corporate!! What good is that with out a secure park !! I am nearly 80 years old on a fixed income, which means any outstanding expense needs to be budgeted and saved for!
Give up something else in order to make ends meet!! I am not happy with this persons rulings!!! Especially without prior notice!! She said she Told me or gave me a notice, she DID NOT!!
Today was the first I heard about it and she had come into my back and side yard and took pictures without my knowledge or permission!
The mowers come and put dirt and grass stained all over our vehicles and do not weed well and then we are blamed for green stuff on our units!! THIS IS A CRY FOR HELP !!
SOMEONE NEEDS TO LISTEN TO THE PEOPLE THAT HAVE TO LIVE HERE!!
